Hillcrest Gardens launches first GBI-certified affordable housing project in Malaysia


Hillcrest Gardens Sdn Bhd has unveiled its first Rumah Selangorku project with green features today.

The project known as Taman Puchong Utama Apartments is located on a 16.6-acre freehold site in Taman Puchong Utama in Puchong, Selangor.

This is the first Green Building Index (GBI) certified affordable housing project in Malaysia.

The project has a gross development value (GDV) of RM200 million. It consists of five blocks housing a total of 1,162 apartment units. The units come in built-up sizes of 750 sq ft, 800 sq ft and 1,000 sq ft with selling prices from RM100,000 to RM220,000.

“Hillcrest Gardens believes that everyone deserves to live in cozy and comfortable homes. With this in mind, coupled with sustainability, the project has been designed to incorporate GBI requirements, said Hillcrest Gardens chairman Datuk Hashim Amin during the ground-breaking ceremony of the project today.

Its key green elements include the buildings’ orientation to minimise heat gain from the sun and incorporation of vertical air wells in the building layout to enhance natural ventilation and daylighting.

Tinted windows, water-efficient fittings, regenerative lifts and LED lightings at common areas will also be included.

“We will also practice good construction water management, use Industrial Building System (IBS) and build bicycle paths, said Hillcrest Gardens executive director Frank Goon.

Besides bicycle paths around the development, the project will also have reflexology paths, covered carparks, a multipurpose hall cum two indoor badminton courts, swimming pool, children’s playground, sepak takraw court, kindergarten and surau.

“Being located within the 600-acre self-contained township of Taman Puchong Utama, the project is very close to primary and secondary schools, bus stations and shopping malls,” Goon said.

The project is accessible via Lebuhraya Damansara–Puchong, the Shah Alam Expressway, Jalan Puchong and the South–Klang Valley Expressway.

The units are open for sale to Malaysian citizens above 18 years old with gross household incomes of between RM3,000 and RM8,000 per month. Both husband and/or wife must not own a property in Selangor and the purchase must be for their own use (to stay in and not to rent).

Registration opened today in conjunction with the ground-breaking ceremony which was witnessed by Selangor Menteri Besar Datuk Seri Mohamed Azmin Ali. Also present was GBI chairman Chan Seong Aun who presented the GBI certificate to Hillcrest Gardens.
