High-rise living — set to soar


As land costs in urban centres like Kuala Lumpur, Penang and Johor Bahru have risen significantly due to land scarcity, property developers have little choice but to go vertical and construct high-rise projects, be they residential, commercial or integrated developments.

“Within the context of the current soft market conditions where affordability is a key consideration for both house buyers and investors, developers have been focusing more on smaller-sized units where the unit price is less prohibitive,” Henry Butcher (M) Sdn Bhd COO Tang Chee Meng tells TheEdgeProperty.com.

HIL Industries rolling out residential projects in Bukit Kemuning


HIL Industries Bhd will launch several new residential projects in the Bukit Kemuning area in Shah Alam, Selangor this year.

First to be launched is a condominium development located next to Bukit Kemuning Golf & Country Resort. Called the Amverton Greens, the project comprises 280 units with built-ups ranging from 953 sq ft to 1,528 sq ft. There will be one 11-storey block and one 13-storey block that faces the golf course. Prices start from RM498,000 with a minimum of three bedrooms.

Titijaya Land to launch 3rdNvenue in 3Q2017


Titijaya Land Bhd is looking to launch mixed development 3rdNvenue in Jalan Ampang in the third quarter of 2017. It is set to be completed in 2022.

Located on a 6.06-acre of freehold land in Embassy Row, 3rdNvenue has a gross development value of RM2.1 billion and offers 2,500 units of serviced apartments, Small-office Home-office (SoHos) and retail lots in four towers of between 42 and 48 storeys.

TA Global to launch RM1.2 bil GDV worth of projects


TA Global Bhd is set to launch some RM1.2 billion gross development value (GDV) worth of projects this year.

"The two projects will be the Ativo Suites serviced residences in Damansara Avenue, Bandar Sri Damansara and a mixed-use project comprising a hotel to be branded by TA ourselves and branded serviced apartments" said the TA Global Bhd CEO Tiah Joo Kim at a press conference today after the launch of the new sales gallery of Damansara Avenue today.

TRX City and Lendlease move on with plans to develop TRX Lifestyle Quarter


TRX City Sdn Bhd’s agreements with its joint venture partner Lendlease Corp to develop the Lifestyle Quarter (pictured) at the Tun Razak Exchange (TRX) in Kuala Lumpur, are now unconditional.

Lendlease is a property and infrastructure group which is listed on the Australian Securities Exchange, while TRX City is an indirect wholly-owned subsidiary of the Minister of Finance Inc, Malaysia.

Bon Estates launches The Estate Condo


Bon Estates Sdn Bhd, which launched its luxury condominium project The Estate in Bangsar yesterday, has already seen more than 50% of its units booked.

According to a press statement on the launch, many of the units were snapped up during pre-registration exercises and private viewings in the lead up to the launch.

Housing loans approval rate in 2016 is high at 73.8%

The Association of Banks in Malaysia (ABM) said the approval rate for housing loans in 2016 is high at 73.8%.

In a press release today, the association clarified that the different statistics on housing loan rejection rates as reported by the banks and developers may be due to differing statistical approaches used by each industry.

“For banks, the approval rate in 2016 is high at 73.8%. The approval rate takes into account housing loans approved by banks and accepted by the borrowers as well as housing loans approved by banks but subsequently cancelled by the borrowers. Banks also generally do not include applications with incomplete documents when calculating the approval or rejection rate,” the statement read.

Mah Sing to launch its first RUMAWIP project


Mah Sing Group Bhd (Mah Sing) will be launching its first RUMAWIP project — Residensi Seri Wahyu in Taman Wahyu, Kuala Lumpur on March 29.

The event will be held in Lakeville Residence Sales Gallery from 8am to 6pm that day, the developer said in a press release today.

Hua Yang’s projects in the Klang Valley, Perak receive CCC


Hua Yang Bhd’s residential projects Sentrio Suites (pictured) in Desa Pandan and Residensi Flora@One South in Seri Kembangan, both in the Klang Valley, as well as Lavender 2 in Bandar Universiti Seri Iskandar, Perak have received their Certificate of Completion and Compliance (CCC).

Sentrio Suites is one of Hua Yang’s core urban projects which carries a gross development value (GDV) of RM231 million. It comprises a 40-storey serviced apartment building housing 327 units with built-ups from 570 sq ft and priced from RM485,400 onwards.

SkyWorld to launch RM1.6 bil GDV of projects this year


SkyWorld Development Group targets to launch four to five projects with an estimated gross development value (GDV) of RM1.6 billion this year.

New phases in Sunsuria City will launched this month


Sunsuria Bhd’s 525-acre township development Sunsuria City in Salak Tinggi, Selangor will be launching more phases starting from March, said head of marketing and sales Simon Kwan.

Ecofirst Consolidated Bhd launched on Friday phase one of its RM5bil gross development value (GDV) Ampang Ukay mixed development project, the Liberty Arc @ Ampang Ukay.

Group chief executive officer Datuk Tiong Kwing Hee said phase one comprised three towers of residential small office home office units and 32 retail units with a GDV of RM606.8mil over 2.63ha.
